RealEstate-Panama.com is an independent, licensed and bonded, privately held, boutique real estate brokerage based in Panama City offering property listings throughout the 9 provinces of the Republic of Panama. We differentiate ourselves by being and partnering with dully committed independent co-brokers all of whom provide personalized, one-on-one, bi-lingual property viewings.

We inspect and complete the required due diligence on every property listing and those findings are provided on this website as a convenience to prospective buyers and sellers. Complete disclosure of property details is not only mandatory, but it's just plain good business practice and you will notice a refrain from marketing/sales speak in the copywriting and promotion of our properties.

We believe that each property should stand (or sink) on its own merits and focus great attention on providing quality on-site inspections. To this end, we catalog our properties by employing hi-quality photography, hi-definition (HD) video sessions, and digitized survey plans among others, all the while gaining and sharing valuable insight into local and regional real estate markets.

Nuestra garantía es simple: trabajamos con otros corredores idoneos en propiedades que están anunciados en otras partes (ej; en línea, periíódicos, prensa, televisión, etc), y estamos a disposición si requieres nuestros servicios de Busqúeda Avanzada* para conocer la propiedad en su nombre. Esto nos dará la capacidad para determinar si la propiedad cumple los criterios de búsqueda o no, y asi deciderás reservar la fecha de visitar a la propiedad. En casi todos los casos se maximizará las visitas del día y se puede esperar que se muestra entre 3-6 propiedades por día.

Precios y Comisiones

Precios

Requerimos de todos propietarios y co-agentes de un acuerdo escrito sobre cada listado de inmuebles que detalla las características específicas, detalles del estatus legal de la propiedad, y el precio / estructura de la comisión, entre otros. Nuestro servicio se proporciona en base a una comisión pagada por el vendedor en propiedades a las que se introduce al comprador.

Comisiones

Comisiones en la República de Panamá son generalmente de 5%, aunque, como es el caso de las propiedades rurales, una comisión elevada será reconocido a cubrir los gastos para la promoción de las propiedades a distancia. Extendemos la bienvenida a comisiones compartidos con corredores idoneos y mantienemos relaciones de trabajo en toda la República de Panamá con corredores profesionales que demuestrán, a través de la experiencia anterior, conocimiento del producto, conocimiento del mercado, puntualidad y profesionalismo.

Los siguientes son los 3 ejemplos más comunes de divisiones de comisión y nuestra política con porcentajes para cada parte:

Venta Directa: Broker del Vendedor (100%)
Co-Broker: Broker del Vendedor (50%), Broker del Comprador (50%)
Co-broker con Intermediario: Broker del Vendedor (40%), Broker del Comprador (40%), Broker Intermediario (20%)

Retainers

We understand that prospective buyers are free to work with any broker they choose. Most times the property found on-line sets the broker with whom you will work with. While there is no reliable Multiple Listing Service (MLS) system in the Republic of Panama, RealEstate-Panama.com does have an informal MLS system through years of relationship building. We feel it is important to note that not all brokers throughout the republic maintain the same standards when it comes to your respecting your time, and the experience of learning this fact could cost you time and money unnecessarily. If you share the belief that "time is money", then let us earn your trust through our believe that "our time saves money".

With each rural property we invest considerable time in scouting, photographing, filming, digitizing, and presenting the property with advanced multimedia techniques designed to provide the best possible decision making tools. Because we value and respect your limited time we expect the same courtesy and share the belief that all parties should have a vested interest in ensuring that properties selected for viewing are commensurate with the buyer's conditions for purchase.

As a result, effective January 1, 2010, a minimum refundable retainer of $150.00/day will be requested of prospects for property viewings outside of the Panama City Metro area to cover time and expenses. Clients who purchase a rural property presented within a 6 month period will receive a complete refund of their retainer 7 business days after property closing.
